FF&E
FF&E Procurement for London Homes
Furniture, fixtures and equipment, specified and sourced as part of a considered residential design.
What FF&E means
FF&E stands for furniture, fixtures and equipment: sofas, beds, tables, rugs, curtains, lighting, sanitaryware, taps, hardware and the many items that complete a home once the building work is done. Treating them as part of the design, rather than shopping for them at the end, is what makes a room feel resolved.
How we approach it
Specification
Each piece is chosen for proportion, material, comfort and how it handles light, then documented so it can be priced and ordered accurately.
Sourcing
Furniture suppliers and specialist makers are selected to suit the design, material quality, practical requirements and agreed budget of each project.
Ordering and tracking
Orders are placed and followed through lead times, so items arrive when the programme needs them.
Delivery and installation
Deliveries are coordinated with the contractor and the client, and installation is overseen against the design.

Part of the commission, not an add-on
FF&E procurement is offered within suitable design commissions, and its scope is agreed with each client at the outset. It works best when the specification is developed alongside the architecture and lighting, so every piece is placed with light, circulation and storage in mind.
Terms are set out in each client agreement. We do not promise discounts or fixed prices, and supplier arrangements are discussed with clients directly when they are relevant to a project.
